Downtown

Downtown is Atlanta’s central business district. At its heart is Centennial Olympic Park, with its centerpiece Fountain of Rings and regular lunchtime concerts. Surrounding attractions include the College Football Hall of Fame, the Georgia Aquarium, World of Coca-Cola, Mercedes Benz Stadium, State Farm Arena and the Center for Civil and Human Rights. All major hotel chains have a location in Downtown Atlanta.

Surrounded by established neighborhoods like Castleberry and Summerhill, the older downtown is undergoing major redevelopment.

Underground Atlanta

Starting as an entertainment district in the 70’s, then a retail district in the 90’s, Underground Atlanta is transforming into a modern live/work community. The historic four-block area will offer unique shops, restaurants, markets, entertainment and a variety of workspace options where people can live, work, create, and explore. The project will include 220 student apartments, 184 affordable apartments above 150,000 sf of new retail space and 1, 2 and 3 bedroom multi-family housing. Plus, residents will have access to private exterior patios, direct tunnel access to Five Points MARTA, and convenient highway access.

Artisan Yards

Artisan Yards is a nearly 10 acre site in the South Downtown “ring of fire”. Current zoning allows for 10 million square feet of office, hotel, multi-family, retail and entertainment development, including multiple buildings that could potentially exceed 50 to 60 stories in height. Existing buildings include a four-story, 21,500-square-foot 1930’s apartment building, a three-story, 100,085-square-foot office/warehouse and a two-story 54,000-square-foot office/warehouse building.

Centennial Yards

A $5 billion proposed mini-city is proposed for “The Gulch” in Downtown Atlanta. The 40-acre pit of parking lots was the result of early 20th century projects to build bridges over the rail lines below. A $500 million platform would have to be built over “The Gulch”. It could create a 12 to 15 new city blocks over the 5-15 year plan. The project could include 1,000 residences, 1,500 hotel rooms and a mall’s worth of retail space.

Developers are investing $500 million to renovate a number of historic buildings between Underground Atlanta, Artisan Yards and Centennial Yards.
